30-Day Satisfaction Guarantee

We’re confident you’ll love your new home. But if you don’t, just notify us within 30 days of move-in, and you can break your lease. We’ll be sad to see you go, but we understand that sometimes plans change.

  • What are the additional fees on top of monthly rent?

    We strive to make our pricing as transparent as possible, and each additional fee will be clearly stated in your rental agreement. 


    Additional fees include: 


    - Administrative Processing Fee: $4 

    - Valet Trash: $34 

    - Amenity Fee: $5 

    - Pest Control: $5 

    - Water: Based on usage and billed in addition to your monthly rent 

    - Electric: Based on usage and residents will need to create a utilities account 

    - Pet: If applicable, $20 per pet 

    - Carport: If applicable, $35 

    - Detached Garage: If applicable, $145

    - Debit Card Payments will incur a service fee ranging from $3.95 to $9.95 per transaction

    - Credit Card Payments will incur a service fee of 2.95% per transaction

  • What do I need to qualify for an apartment?

    We're thrilled to hear you want to apply! Each resident must meet certain criteria, including rental, credit, and criminal history checks, as well as employment and income verifications. After you finish your application, you'll receive a confirmation email with preliminary approval. To finalize your approval, the office team will require a copy of each occupant's photo identification and pay stubs or W2's to confirm income requirements. If you'd like to review the full requirements before applying, please contact the leasing office for a complete breakdown.

  • I've been approved, what's next?

    Congratulations and thank you for choosing Marquis at the Reserve as your new home! Once approved, you will receive a Welcome Home letter from our team with a checklist to complete before moving in.

    Action items include:
    1. Electronically signing your lease
    2. Setting up your resident portal account
    3. Paying move-in fees and deposits
    4. Sending our team confirmation of your utilities accounts and renters insurance
    5. Setting up your move-in appointment.

    We will stay in contact with you through this process and are available to answer any questions that you may have to make your move in as smooth and easy as possible.

  • My move-in date is coming up, what's the move-in process?

    Welcome Home to Marquis at the Reserve!

    Before your move-in date, we will ensure all required action items have been completed as outlined in the Welcome Home letter. We will then set up a move-in appointment.

    On your move-in date, we will give you a move-in packet with need-to-know information, hand over your keys, and you can begin moving in!

  • As a resident, where will I park? What about my guests?

    Thanks for your question!

    Parking is available for residents on a first-come, first-serve basis. Residents may also lease a carport for $35 per month or a detached garage for $145 per month. Guests may park in designated visitor spaces throughout the community.

  • As a resident, how will I receive packages?

    Packages are delivered directly to residents' doors.

  • What school district is Marquis at the Reserve in?

    Students at our community attend Katy ISD schools. Depending on their grade level, students will go to Cimarron Elementary, West Memorial Junior High, or  James E. Taylor High School.
